Design and Planning

Design

The initial consultation is extremely important and is the ideal opportunity for you to share your ideas with us and to detail how you would like your new building to work for you and how it will blend with its surroundings.

We will translate these ideas into draft drawings for your initial approval or revision. If you already have architects plans we are able to work from these.

Planning

We will need to ascertain whether or not a planning application will be required. This will depend on the project itself; the size, the type of building and its location.

Where planning permission is required, we are equipped to complete the planning application for you. We make a charge for completion of the planning application and the necessary drawings at a cost of £195. The local authorities make a charge for the application; for a general house-holder application you should expect to pay around £150.

Once a planning application is submitted to the appropriate local council for approval, a decision will be met in around 8 weeks.

You will usually need to do a Building Regulation application where you have had to submit a planning application.  Should you require further details visit: www.planningportal.gov.uk


Deposit and Schedule

We will provide you with a fixed price estimate and if you wish to proceed we will require a deposit of 10% of the total estimate price to schedule your project.

Making your Oak Frame

Beginning work on your project takes place off-site at our framing yard. (This would be the final stage before delivery, for those working with us on a supply only basis).

Whilst your oak frame is made, any ground works required will need to be constructed. We can carry out the ground works as part of the project or you can contract a builder of your choice. If you choose the latter, we will provide ground work layout plans for your builder to work from.

On Site

When the site is ready and the ground works completed, the oak frame is transported to your site ready for assembly.

The raising of the oak frame is when your ideas start to take shape. Once the frame is in place the project continues, including the insulation, roofing, glazing, plastering and cleaning of the frame – all of which we will undertake.

We do not carry out plumbing or electrical works but would be happy to suggest qualified contractors who we have worked with previously.
